Furious Styles is teaching Tre and Ricky about the reality of the empty lot they're standing on. In a sense, he's teaching them to think about how this exists in the bigger picture - that a piece of land purchased in this black neighborhood is a strategic move to gentrify the area which displaces the black community from their homes. Such a tactic allows the owner of the land to raise the price and make money off the displacement.

Furious Styles is making it clear that there is a line that must be crossed when one must become a man. It's a line of having character which in the short term means hardship must be constantly overcome, but the long-term benefit is a young person being raised to have the kind of character that will allow them to not just be surviving but actually having the opportunity to thrive in life. That all starts with a choice by a "fool with a d*ck" choosing to become a "man."
"Alright wait a minute man, let's split up."
Ricky tells Tre they should split up and meet back at the house so they won't get caught together, if at all. Tre agrees and the two walk in separate directions. Only moments later, Ricky is gunned down in front of Tre.
