Is spirit bear a real bear in the book?

I have been really confused reading this book. You see, I asume spirit bear is real mostly because Cole was attacked by him, also because peter saw him, but everywhere i look it says that spirit bear is a goast bear, or a god bear what ever that means. I think that it could mean that spirit bear is ruler of all bears, but that sounds kinda cheesy. Please help!
